Where is it?
Our villas are situated in one of the most picturesque regions of Italy, near the unspoilt village of Mercatale in the Niccone valley - the valley of the castles. This valley forms border of Tuscany and Umbria, and it is a great place from which to explore this area in the heart of cultural Italy.
It is short drive from Lake Trasimeno and the beautiful towns of Cortona and Perugia are less than an hour's drive.
Whichever property you choose, you'll be well-placed to enjoy the locality, or explore the region. |

Villas Canalecchia, Rancacci, San Martino, and Terrazza di San Martino, are all located near the unspoilt village of Mercatale in the Niccone valley - the valley of the castles. This valley forms the border between Tuscany and Umbria, and it is a great place from which to explore this area in the heart of cultural Italy.
Mercatale in Tuscany with its close-by Umbrian neighbour, Lisciano Niccone (really two villages in one), boast several bars, and trattoria and a pizzeria, as well as two supermarkets, butchers, bakeries, banks, post offices, and other shops.
This area is perfect for families with children. An aquapark is a short distance away. Horseback riding is available nearby and there is a tennis court in Mercatale. There are also several golf courses within driving distance.
The immediate area is one of great scenic beauty and well worth exploring. There are many walks along paths lined with broom and wild orchids.

Slightly further afield, a spectacular 20-minute drive over the hills brings you to Lake Trasimeno, Italy's fourth largest lake. Here the bustling towns of Passignano and Tuoro on the lakeside have beaches with shops, bars and restaurants, and the lake is great for water-sports and swimming.
You can also visit the islands on Lake Trasimeno by ferry. The main island, Isola Maggiore, has two excellent restaurants and a series of walks with splendid views of the mountains of Tuscany and Umbria.
