Villa Canalecchia
is located in the hills 3 km from the small village of Mercatale di Cortona.
Situated in 7 acres of private grounds, Villa Canalecchia is an oasis of rest and relaxation
amidst figs and olive trees, surrounded by oak and chestnut woods.
Its altitude of 550 metres gives a moderate, refreshing climate even on a hot summer's day.
The house was built in the 16th century and restored by its current owner,
using existing materials and keeping the original historical parts of the house.
The tobacco tower remains.

The interior incorporates medieval touches with a modern flair, and every care and attention to detail has been taken. The huge kitchen and dining area are most attractive. To the exterior, there are several terraces, one with a pergola and another with a loggia, and there is lovely shade covered terrace for outdoor dining.
There are stunning views down the lovely Val di Pierle towards the old ruin of Castello di Pierle.
The swimming pool, which cannot be overlooked, has a beautiful view down the valley.
It measures 12 x 6 metres (approximately 40 x 20 feet).
There are roman steps at the shallow end, so the pool can be enjoyed by all ages
from the very young onwards.
The Villa's water supply comes directly from 2 spring sources high in the hills in the middle of the woods.
The house itself is protected by the Italian Ministry of Culture and Fine Arts. In the grounds, guests are able to enjoy 'al fresco' dining on the terraces around the house, and the 7 acres of private grounds enable them to play boules or table tennis, barbecue, swim in the pool, or disappear for a quiet read without being disturbed or disturbing others.
Villa Canalecchia is set high in the hills above the Val di Pierle on the Tuscan/Umbrian border. It is 3 kms from Mercatale di Cortona (shops, restaurants), 12 kms north of Lake Trasimeno, and 20 kms east of Cortona. Siena is 80 kms west (1.5 hours by road), and Florence 100 kms north (2 hours).

The Villa has been completely refurbished to a high standard, combining antique
Tuscan furniture with modern comfortable armchairs and settees.
Ground Floor
Each room on the ground floor except the bathroom has a door leading
to an outside terrace, with either a pergola or a loggia.
- Dining room: Well furnished with ample crockery, glassware and cutlery; open fireplace.
- Kitchen: Large (10 sq. metres) with modern equipment; electric oven, gas hob, refrigerator/freezer
- Bedrooms: 2 large doubles (one 17 sq. metres, the other 13 sq. metres).
- Bathrooms: 2 well-appointed bathrooms.
First Floor
- Kitchen/Dining Room: Very large (29 sq. metres) and well equipped, dishwasher.
- Living room: Large (37 sq. metres) with open fireplace. Satellite TV, video and radio
- Bedrooms:
1 double (17 sq. metres), leading into the dressing room, and up the tobacco tower to one of the twin bedrooms

Notes to the rental rates
The change-over day is Saturday in high season.
Linen and bathroom towels are provided with beds made up on arrival; linen and towels are changed weekly.
Hot water and cooking/lighting electricity is included in the price.
There is no 'after-stay' cleaning charge.
