Casa San Martino is the perfect setting for a relaxing holiday. It is a handsomely restored, 250-year-old Umbrian farmhouse, nestled amid vineyards and olive trees in the hills above Mercatale di Cortona, on the Umbria/Tuscany border. It comfortably sleeps eight people. The secluded grounds extending to 10 scenic acres provide the tranquil setting in which to enjoy the sun all day long, and offer stunning views across the Niccone valley and red sunsets behind the Tuscan hills. |

The house extends over two floors and covers about 2,500 sq ft. It is tastefully furnished and offers all the charm of Italian country living along with every modern convenience.
An arched doorway from the house leads down steps to a covered verandah with tables and chairs and a stone fireplace for barbecues. Two wide arches then lead to a large vine covered terrace. There is a vine-covered terrace adjoining the verandah also overlooking the valley.
The extensive grounds are full of lavender and rosemary bushes and mature trees.
The lovely large private swimming pool (10 x 4 metres) is on a secluded slope with panoramic views of the valley. It is situated on a lower terrace that provides privacy from view and sound from the house.
There is a spacious sun terrace with chairs and umbrellas for relaxing with a drink next to the pool.
The house itself has been beautifully restored, retaining original terracotta floors, beamed ceilings and huge open stone fireplace. All rooms are whitewashed in the traditional manner and have exposed beams.
The interior is decorated in a cozy, country Italian theme, with tasteful country antiques. |

Notes to the rental rates
The change-over day is Saturday in high season; Holiday dates out of season are flexible.
The linen is provided with beds made up on arrival and changed weekly.
Hot water, gas, electricity and central heating are included in the price.
A refundable deposit of €300 is to be paid locally on arrival, against damages etc.
There is no 'after-stay' cleaning charge.Facilities
